What type of projects do you take on?

We focus on high-end design for residential new construction, renovations, and comprehensive furnishings projects, as well as boutique commercial spaces. Every project is uniquely customized to align with your specific goals, investment, and lifestyle.

What should I consider when planning or starting a project?

When planning a project, it is crucial to establish a budget and financing strategy early on. This will not only determine the project’s start date but also streamline the design process and ensure you can secure a contractor or builder. While most decisions occur during the concept and design phases, unexpected issues may arise during construction. At KCD, we proactively plan for these contingencies to avoid project delays and additional costs. Additionally, consider your availability and vacation schedules when planning your project to ensure its smooth progression. Remember, securing financing is key to locking in your project timeline.

What is the best time/season to start?

The optimal time frame to initiate a project is several months ahead of your desired start date. The conceptualization and design phases can span 3-6 months, contingent upon the project’s scope. Additionally, the availability of contractors or builders must be factored into the timeline.

Given the Midwest’s weather patterns, the peak season for construction typically runs from March/April through October. Consequently, it’s advisable to plan accordingly to secure a spot during this busy period. Based on my experience, the duration from the initial consultation to project completion can range from 1 to 2.5 years, depending on the project’s scope and unforeseen circumstances.

Do you have a contractor or do I need my own?

KCD can either work with multiple contractors or one that you’ve already hired. Ideally, we will start the project with you and bring in contractors for bidding once we have established a design direction and budget. We work with contractors who have varying levels of quality and time frames. During our concept and design phases, we will want to put the project on a contractor’s radar for the project start date, as they often work on multiple projects simultaneously to keep their subcontractors moving from one project to another.

Do you act as a General Contractor?

No, we are not licensed general contractors. We serve as design project liaisons, working closely with your builder or contractor to ensure the design is executed accurately and beautifully. If you require a contractor, we can connect you with a vetted list of professionals.

How far in advance should I contact you?

We are typically booked 3–5 months in advance.

New Builds: Reach out when your plans are about 75% complete.

Remodels: Contact us 6 months before you plan to start demolition.

Furnishings Projects: You can reach out at any time, but please allow 15–20 weeks for product lead times.

Do you work nationally or virtually?

Yes, we welcome clients from outside Nebraska and long-distance. We leverage modern virtual tools to handle the majority of the process, though some in-person meetings may be necessary depending on the project’s requirements.

What is the first step if I want to work with you?

The process begins by filling out our project inquiry form. Once we review your goals, we will schedule a complimentary discovery meeting to determine if we are the right fit for your project.

Do I have to purchase furnishings through you?

To maintain the quality and integrity of the design, all specified furnishings and decor must be purchased through KCD. This is a requirement that ensures a seamless process and a finished product we can confidently stand behind.

Why do you require furnishings to be purchased through your firm?

It guarantees quality, saves you time, and eliminates stress. Our comprehensive service handles every detail: ordering, tracking, inspecting, storing, and installation.

Do you mark up the product you sell?

Yes, but strategically. Our competitive pricing is often at or below retail. This model is essential for us to provide a full-service experience—standing behind every product, managing any claims, and ensuring a smooth process while sustaining our small business.
